You’ll see plenty of generic advice kicking around about optimizing your listing with your photos…it usually goes along the lines of “get professional photos” or “include well lit photos”.
And yes, having the RIGHT photos is like the icing on the cake for turning lookers into bookers!
I’ve looked at literally thousands of listings and I can guarantee that the most important part of ANY photo is the story it is telling. You know the old adage, a picture tells a thousand words…
Photos that do a brilliant job aren’t necessarily the best photos or the most technically correct, they are the photos that are telling the RIGHT STORY!
Design psychologist Gloria Rios Vazquez Staats describes it very succinctly “Real estate photos showcase space; vacation rental photos sell an experience”.
As a reminder, neuroscience comes into it as well. Without bombarding you with the background, the more your photos can invoke the potential guests imagination of actual physical sensations, the more your photos subconsciously will resonate.
A classic example is of bubbles in a hot tub.
Another example is the emotion and feeling that the photo creates. The attached photo of the makeup bar invokes the imagination of all the girls together getting ready for a special event or special night out. It speaks to fun and special events.
There is both art and science behind the balance in your photo reel is my recommendation of :

These proportions mimic naturally occurring repetitive patterns in nature that our brains are hard-wired to respond to.
Hitting the right emotional triggers with your photos will have your guests booking without even being able to articulate quite why!
